Geofencing for Lease-Ups

Put Your Lease-Up on the Map Before Opening Day

Every month a new community sits below stabilized occupancy costs real money, and the renters you need are not searching for you yet.  They are living at the property down the road, commuting to the employer around the corner, and shopping where your future residents will shop.

Apartment Geofencing puts your new community in front of those renters on their phones and their streaming TV, before your doors open. Search ads and listing sites only reach people who already know they are moving. Geofencing reaches the ones who don't know yet. No long-term contract, creative included.

Find Your Feeder Communities

We use GeofenceiQ™ and two years of real mobile location data to identify the competitor communities, employers and everyday stops your future residents already visit. You approve the list before anything launches.

CREATIVE THAT KEEPS UP WITH CONSTRUCTION

Launch with renderings and a "Now Pre-Leasing" message. Our Kurie creative team builds your display ads and streaming commercial, then refreshes them every month as the building progresses — to "Move In This Spring," then "Tour Today."

OPTIMIZE WHILE YOU FILL

Your account manager reviews performance with you monthly and shifts budget toward the communities and employers that are responding, so the campaign keeps pace with your lease-up curve.

START 60 TO 90 DAYS BEFORE FIRST MOVE-IN SO YOUR PIPELINE IS FULL ON OPENING DAY.

Why a Lease-Up Can't Wait For Renters To Search

You are invisible on the ILS until you have units to show. Apartments.com and Zillow reward communities with photos, reviews and availability, and a building under construction has none of that.

Your best prospects are renewing somewhere else. Residents at competitor communities decide 60 to 90 days before their lease ends. If they haven't heard of you by then, you've lost them for another year.

Geofencing reaches both: your renderings and pre-leasing offer in front of the right people from day one, on every device they use.

How A Lease-Up Campaign Works

1. We Map Where Your Renters Are Today

We geofence the competitor leasing centers, nearby communities, major employers, gyms, grocery stores and transit stops your future residents already visit. For most lease-ups that's 20 to 40 target zones within a few miles of the site, and you approve every one.

2. Your Community Shows Up Everywhere They Go

When a prospect enters a target zone, their anonymous mobile ID is captured and your banner ads follow them for the next 30 days. Once they connect to home Wi-Fi, your ads reach their other devices too, including unskippable commercials on Hulu, Sling TV and 200+ other streaming apps.

3. YOU SEE WHICH AUDIENCES ARE RESPONDING

Your dashboard shows impressions, clicks and website visits broken out by target zone, so you can see which competitor communities and employers are engaging and move budget toward them. We also report a location signal near your leasing office as a directional read that we're reaching the right audiences — not a tour count, and not a claim that an ad produced a visit. Your leasing team's records stay the source of truth on tours and leases.

February was the busiest month we’ve ever had at one of our properties in Murfreesboro, TN. I’ve managed this community for nine years, and we saw a huge increase in traffic, including more original views and walk-ins than ever before. It honestly felt like it changed everything for us that month. What’s most impressive is that this happened during February, not peak leasing season, which really proved the impact. It wasn’t immediate. We made adjustments along the way and stayed patient. Once we found the right approach, the results really took off.Looking back, if we had stopped after 90 days, we would have missed out entirely. At this point, it’s a no-brainer for me. For the cost, the value of Apartment Geofencing is undeniable, and I’ve already started recommending it across all of my properties.
